Designed to meet the developer's minimum required covenant of a 750 sf footprint, the Lake Fletcher House has the same footprint and an overall building area of 1250 square feet. The steep slope allows for a walkout lower level which immediately returns to natural landscaping, minimizing site disturbance. Selective tree clearing took out only what was essential for the building foundation and services.

Southeastern orientation provides magnificent views of Lake Fletcher while receiving passive solar gain.

Specific attention was paid to low emission and healthful building products that can also be easily cleaned -- a requirement for one of the owners particular sensitivities. Careful selection of formaldehyde-free materials, zero VOC paints and coatings, a heat recovery ventilation system with HEPA filtration, pre-finished hardwood, trowelled plaster finish in sleeping areas all provided a cleaner living environment.
